The
present roof a 25 year fiberglass / asphalt shingle product as
determined from the Construction drawings of 1981; show signs / evidence
of nearing its’ life cycle period. They were installed and completed
back sometime in 1982. The buildings main roof structure is a wood
framed gable with 7 small shed dormers at the front (West) elevation and
four larger shed dormer structures at the rear (East) elevation – which
also serve as protection of the exterior stairwells. Access to the roof
was not possible – for verification of the dormer and ridge flashing –
which tend to be problematic and require biennial maintenance.
From our site survey (walk-thru) and
as witnessed in our existing conditions photographs – the present
building roof edges, rakes and soffit areas reflect the age and poor
conditions of the shingles and roof drip edges. Noticed as well and an
area of concern were missing gutters and fascia / rake trim contributing
to the “wash-out” problems / conditions at the building grade and
basement access points.
