RECOMMENDATIONS  SURVEY

In general this building (structure) functions well for the purposes of its membership.  However, as the membership grows and more individuals make more use of the structure and its amenities important alterations/ upgrades should be considered.

 As noted throughout the scope of this study the areas of concern offer a number of solutions. The costs in Part II – Proposed Solutions and Their Estimated Expenses, provide a cost breakdown describing the elements which includes materials, labor, overhead and profit. Estimates do not include allowances for future escalation, cost of money or Architecture and Engineering Fees. Included however at the end of the recommendation summary is a 5 % adjustment for Spring Construction 2005.

The following is a summary of the recommendations from SD Atelier – Architecture, L.L.C., for each of the areas of concern. Each number has been rounded off to the nearest $ 100 from Section 2 on account of the schematic nature of the feasibility study. Areas where options were offered – SD Atelier -  Architecture, L.L.C. has prioritized the option in their professional opinion as most appropriate.  Also we narrate our professional opinions on why our priorities are most appropriate.

3.1        Fire Protection/ Building Code Review

  Still under consideration.

 3.2        Second Floor Bathroom  

 As evidenced in this study, our site visits and photographs; the need for a second floor Bathroom is obvious. Further more, having this amenity will avoid any potential hazard which could occur from individuals waking in the middle of the night and having to travel downstairs to gain access to facilities – also a good nights rest – we are sure will allow for a more alert member in the days to come.

3.3        Additional Storage 

All items in the proposed solutions section are recommended at this point. Storage as far as the membership is concerned is the single largest issue.  The exact size and some of the final uses – of that storage can still be debated by the membership.  Professionally speaking however – gaining this objective will help internal operations and lessen some of the frequent management of supplies and locations.

3.4        Exercise/ Office Space 

Allowing for this “Scope of Work” to occur will also allow for better segregation of Office (private) functions from public functions and give this organization more of a business structure; while maintaining the “family” personal connection.

3.5        Site Traffic/ 3 Additional Parking (Trench Drains)  

As enclosed at the end of this section the feasibility/ opportunity to provide parking at the Route 146A (Building front) is remote.  This would entail the membership to purchase and amended.

  3.6        Verify Zoning Setbacks for Exterior Additions

 See 1.6 narrative – no cost estimate is associated with this “scope of work.”

  3.7        Relocation of Present Training Facility/ Space

It was determined very early on that the present location and use of this space – really could not be accommodated in any other location of the building without being prohibitive – therefore this scope of work was eliminated.
