The tenants of the
Ballston Lake Emergency Medical Service; engaged the services of
SD Atelier – Architecture, L.L.C. to perform this feasibility
study. The study addresses use and reviewed options to improve
internal needs and desires. The building was also analyzed for
Life Safety / Fire Protection and Building Code concerns.
This study was conducted
in two steps (Phases). The first phase was to review the
facility and occupant “needs”. The second part
reviewed the buildings internal spatial relationships; with the
understanding of improving and increasing storage – crucial to
all occupants. The study looked at and examined the office and
community spaces to understand if relocation within the building
offered any advantages / improvements of operations. A general
review of the building was examined to understand its compliance
to the Uniform Building Code of New York State adopted in
January of 2003. Destructive analysis or testing for hazardous
materials was not included within the scope of this study.
The complex, including
building and site was visited and studied by the SD Atelier –
Architecture team of Donald Davis Jr. (Principal), Jenny
Landsberg and Todd Howard. Mr. Peter Loyola of CLA Site Planning
and Design reviewed site planning issues. Additional information
was obtained from Henry Propst (President) and Bill Pomeroy
(Vice President) of the Service. Information was also derived
from the construction drawings dated: 5/30/95 and second floor
“as-built” drawings dated: 3/19/97. Finally a code / Life
Safety review and discussion occurred between Mr. Derek Miller,
Ms. Sheryl Reed and Donald Davis before Henry Propst and Bill
Pomeroy.
The study focused
specifically on the following issues / items of concern:
1. Providing a Bathroom
at the Second floor.
2. Adding or finding
additional storage space – both internal and external.
3. Relocation of the
present training facility space / room - functionally does this
make sense?
4. Exercise facility
(room / space) which location makes the most sense?
5. Site Traffic Flows/ 3
additional parking spaces.
6. Verify zoning
“setbacks” maybe adhered to – if “bump-out” storage additions
are necessary.
7. General Life Safety
Code Review.
The information in
the study is presented in three sections:
Part I – Existing
Conditions Survey
Part II – Proposed
Solutions and Estimated Expense
Part III –
Recommendations Summary
